Self Build Guide
Outlined below are considerations to be given prior to embarking on a self build project.
Research
Take time to establish exactly what you want your timberframe house to provide in relation to layout and appearance. Architects and companies like ours are able to provide ideas and inspiration when finalising design.
Advice
Take advice from the local planning office on any restrictions applicable to the proposed site and ensure you instruct your solicitor to check the title deeds of the land prior to purchase for anything that might affect the site in relation the access etc or neighbouring properties.
Budget
Work out a realistic budget that you can afford which should include a contingency for the possible costs that are unforeseen at the planning stage. Ensure that the funds are available to draw down at appropriate stages of construction, eg to purchase the land, construct the foundations, purchase the kit and complete the build process.
Construction
Take time to plan the stages of constructing your house and ensure you have either the knowledge to do the works yourself or employ bona fide tradesmen to assist. Take up references and check out previous workmanship. Visit suppliers showrooms to see the proposed materials and make sure you approve of the quality and finish of the product.
Warranty
Most funders will require some sort of assurance that the works are up to the required standard so use either an NHBC approved builder or have the works underwritten by a self build insurance policy. Only employ architects and engineers who carry Professional Indemnity Insurance.
